2020 was marked by high levels of volatility in sales and listings. Nationally, sales dropped 40.2% between February and April amid stage 2 restrictions. However, a remarkable rebound in the second half of 2020 saw volumes 10.3% higher over the past 12 months. Listings volumes are expected to trend higher in 2021, as vendors respond to broad based property price increases. As of January, the national dwelling market hit a record high value, against record low interest rates, a faster than expected economic recovery, and a strong mix of federal and state based housing stimulus measures. The popularity of regional Australia is likely to continue through 2021, particularly amid rising values and potential affordability constraints in more expensive, capital city markets.
